One of the most common questions we hear from landowners is: "Why do you want to buy my land? Do you know something I don't?"
It's a fair question, and it deserves a straight answer. Let me pull back the curtain and explain exactly why we're interested in your vacant rural property.
Our Business Model Is Simple (And Boring)
I started Friendly Acres Land with a straightforward goal: to purchase vacant rural land at a slight discount to retail market value and hold it as a long-term investment.
That's it. No secret minerals. No hidden development plans. No inside information about a highway coming through or a developer buying up the area.
Here's what we actually do:
We buy land below retail market value. We make offers that are typically lower than what you might get if you listed with a realtor and waited months for a retail buyer. In exchange for that discount, we offer speed, certainty, and simplicity. You don't pay realtor commissions, you don't wait for financing to fall through, and you don't deal with showings or negotiations.
We try to hold the land long-term. Unlike wholesalers who immediately flip contracts for a quick profit, we purchase land with cash from our own balance sheet and hold it. Some of this land is for my own family—I have a seven-year-old daughter, and part of my motivation in starting this business was to acquire land for her future. The rest becomes part of our investment portfolio. Sometimes we sell if the property is not a good fit for our portfolio or we get a very compelling offer but our goal is to accumulate as much land as we can.
We pay property taxes and maintain the land. Once we buy your property, it becomes our responsibility. We pay the annual taxes, handle any maintenance issues, and deal with the ongoing costs of ownership. You walk away clean.

You might look at your property and see nothing but trees, brush, or empty acreage. But vacant land has inherent value for several reasons:
Land is a finite resource. They're not making any more of it. While your particular parcel might not feel special to you, it's a piece of earth that will always have some level of value.

We're not rezoning your land for a big development. Most of the land we buy stays rural. We're not developers. We don't have plans to turn your property into a subdivision or commercial project.
We're not selling your information or setting you up for a scam. We're a legitimate business with real Google reviews from real sellers. We do what we say we'll do.
Why the Discount?
You might be wondering: if land has value, why don't we pay full retail price?
The answer comes down to time, effort, and risk.
Listing with a realtor takes time. The average vacant land listing sits on the market for 1-2 years. You'll pay property taxes during that entire time, plus realtor commissions of 6-10% and escrow fees when it finally sells.
Retail buyers need financing. Many land purchases fall through when buyers can't get financing approved. We pay cash, which means certainty and speed.
We handle the carrying costs. Once we buy your land, we take on all the ongoing expenses. We're compensated for that risk and cost through the discount we receive on the purchase price.
Think of it like selling a car. You could spend weeks detailing it, photographing it, meeting with potential buyers, and negotiating. Or you could sell it to a dealership today for slightly less and be done with it.
Neither choice is wrong—it depends on what matters more to you: maximum price or simplicity and speed.
